If you are purchasing the home with cash the closing will generally take about 30 minutes.  If you are purchasing the home with a mortgage there is a lot of paperwork and procedures that the mortgage company requires.  Plan on the closing taking between 1 to 2 hours. 


At the closing the buyer will sign all of the mortgage documents as well as a handful of title related documents and the seller will sign several title related documents, and most importantly, the deed transferring the property to the buyer.  We will review these documents with the parties as we go through the signing process.  Many of these documents require notarization.  So, make sure to bring your driver's license with you to the closing.  If you don't have a driver's license please call us in advance to find out if any other forms of id can be accepted.


When the buyer and seller have both signed everything, the money has been received by wire into our trust account, and the mortgage company's procedures have been completed the closer will declare the property officially closed and funded.  At this point the seller will receive their check and the buyer(s) will receive the keys to their new home!

You've found the house, entered into a contract, completed inspections and obtained financing.  What could possibly be left to do?  The closing!


Closings can occur in a few different ways.  If you don't live in the area where the house is located we will arrange your closing on an individualized basis based on where you live, how comfortable you are with the closing documents and how quickly the closing needs to occur.


However, most clients  live in the area and the closing will generally occur at our office.  In those cases, here is what the process will look like.


1-2 days before closing we will normally have the final settlement statement prepared based on the loan figures from your mortgage company.  This means you will know how much money you are bringing to the closing.  These funds will need to be wired to the title company before the closing begins.  We recommend that you send the wire the day before the closing to avoid any last minute issues.


On the day of the closing you will generally complete a final walk-thru of the property and then head to our office for the closing.
